        16 Nov, 2023:
Shares of Arbor Realty Trust (ABR) dropped by 11.56% from $13.84 to $12.24 in the trading on Thursday, Novemeber 16, 2023. The reason why ABR is down today is due to a negative report from Viceroy Research, accusing ABR of predatory practices and labeling it a 'slumlord'. The report criticized ABR's reliance on high-risk multifamily bridge loans, especially those issued in 2021 when interest rates were low. Many borrowers struggled to repay as rates rose, causing property valuations to plummet. Viceroy warned of potential defaults and analyzed Arbor's loans in collateralized loan obligations (CLOs) totaling over $7 billion.
